What to Expect From Your Inspection

Our father and son team of experienced, skilled, and professional inspectors will conduct a thorough home inspection with above and beyond customer support available any time you need even years after your inspection. We strictly follow the Standards of Practice for home inspectors established by InterNACHI, the leading home inspection association.

Sunshine State Home Inspections begins working on your inspection before we even arrive at the property. As part of the home inspection, your inspector will be researching any updates that have been done for the property by researching the property appraiser’s record for the home as well as any permits that may have been filed with the city or county. All of this information will be copied and made available to you on your inspection page. This information helps provide a back story for the home giving your inspectors additional knowledge of possible repairs or issues before ever stepping foot on the property.

Our inspectors are punctual at the least and arrive at each inspection early to begin the exterior of the home. Depending on the size, age, condition, and type of property being inspected the process can take upwards of 2 1/2 to 3 hours. This lengthy amount of time is taken to help ensure every nook and cranny of the home is inspected and nothing goes unseen.

After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. We also provide you with informational photos of the home including general overview pictures of the entire property, 360º photos of the entire interior of the home, and aerial photos of the property so you get to see everything your inspector sees during our inspection.

All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.

Sunshine State Home Inspections thoroughly inspects and reports on the following:

  • Structural Systems

    Foundations, grading & drainage, basements, walkways, and floor, wall and ceiling structures.

  • Roofing

    Roof coverings, drainage systems, flashings and skylights, chimneys and other roof penetrations.

  • Electrical Systems

    Service entrance and panels, branch circuits, connected devices and fixtures, smoke and carbon monoxide detectors, and making sure your outlets are GFCI-protected.

  • Plumbing

    Fixtures and faucets, water supply systems, drain, waste and vent systems, water heater, vents, flues and chimneys, and any sump pumps or fuel storage and distribution systems.

  • Heating, Ventilation and Air Conditioning Systems

    Heating and cooling equipment, ducts, vents and flues.

  • Appliances

    Dishwasher, garbage disposal, range hood, range or oven, cooktop, microwave, trash compactor, bathroom exhaust fans, garage door operator, and other built-in appliances.
